TERMS & CONDITIONS OF LET
Once a booking has been confirmed, a contract has been entered into. The person named on the booking form agrees to take full responsibility for ensuring that all the following conditions of let are adhered to by all members of the party.
1. Strictly NO pets allowed.
2. The property is NON Smoking. Guests agree to minimise fire risks. No candles except for emergencies. NEVER leave the open fire unattended.
3. The Hirer shall not sublet the premises.
4. The number of people occupying the premises may not exceed 4 + 1 infant (occupying cot).
5. The Hirer agrees to use the property solely for its purpose as self catering accommodation. The Owner has the right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance, a disturbance or unreasonable behaviour may result in the Owner asking the guests to leave. This is a semi-detached property, please show consideration to our neighbours.
6. The property is available to let from 4pm on arrival day until 10am on departure day.
7. The Hirer agrees to pay 30% deposit to secure the booking.
8. The Hirer agrees to pay 70% balance within 8 weeks of booking or total cost if stay is within 8 weeks.
9. In the event of cancellation the Hirer is liable for the full cost of the holiday. The Hirer must notify us immediately of cancellation, by phone followed up by a written confirmation. We will endeavour to re let the property in which case you may receive a partial refund minus admin fee.
10. We strongly recommend the Hirer takes out holiday insurance.
11. The Hirer shall ensure that they will respect & look after the property & leave it clean & tidy, with full inventory.
12. The property will be in a clean and tidy condition on arrival and guests are requested to leave it in like condition. The right is reserved to make a charge for additional cleaning if the property has not been left reasonably clean.
13. The right is reserved to make an additional charge when excessive electricity and gas are used. Guests are expected to use utilities as they would in their own home: by switching off appliances which are not required; by turning off the heating in warm weather; by keeping the windows closed in cool weather, etc.
14. The Hirer agrees that should the property, subsequent to booking, become unavailable through any cause, the Owner's liability is limited to the repayment of any rent already paid.
15. The Owner reserves the right of entry to the property at all reasonable times for the purpose of inspection or to carry out maintenance or repairs.
16. The Hirer accepts that the responsibility for personal property including the vehicles of guests is solely theirs. Any belongings left behind at the end of the let will only be returned if the cost of postage is met.
17. The Hirer agrees to reimburse the owner for any breakages, loss or damage.
18. The Hirer agrees to be responsible for shutting all exterior doors & appropriate windows & securing the property when absent or sleeping.
19. The Hirer warrants that the property let is to be used for the purpose of a holiday. Accordingly, Section 12 ( 2 ) and Paragraphs of Schedule 4 of the Housing ( Scotland ) Act 1988 apply to the letting to the hirer.
